The Selling Process

Successfully selling a home follows a process.  During my complimentary listing consultation, we will discuss multiple factors that go into a successful home sale. This will include current market knowledge and the supporting data, preparation, pricing, expectations, and results. The following steps are a general look into what I will cover in-depth during our consultation together.

The Steps

  • As soon as you begin considering a sale, reach out for an initial consultation.

    Together we will discuss all your questions such as timing, process, price, hesitations, expectations, etc. Finding a Realtor who is the best fit for you is extremely important.

  • I am excited to be introduced to your home for the first time! We will walk the property together, and talk about the estimated age of many of the systems and big-ticket items. I will ask questions and listen to your provided knowledge about the home.

  • Preparation of the home is one of the most important steps alongside pricing. Together we will analyze only the preparation that will yield the highest Return on Investment. Your desire, time, and resources will help determine the extent of preparation that goes into your property.

    I work closely with trusted contractors (yours or mine) to efficiently prepare your home for the market based on our determined scope of work.

    Feel free to be as involved as you'd like, or hand over the key and let me orchestrate the whole thing. Either way, I am here to help!

  • My intimate market knowledge is invaluable to determining the best possible strategy for achieving the highest sales price and best offer terms from buyers.

    I will present you with data, inside knowledge, trends, expectations, and my pricing recommendation which includes a Comparative Market Analysis and Estimated Net Proceeds Sheet so you can make an informed decision.

  • Offers are presented at the time they are received. I will work closely with you to review all of the terms of the offer(s) and will thoroughly explain your options for responding to the offers.

    I will negotiate for the best possible outcome for you and ensure you are confident about the winning offer you have chosen.

  • A buyer's offer may or may not contain contingencies that need to be satisfied. Most often there are final pieces to work through, verify, and satisfy.

    I will assist in satisfying any agreed contingencies required for closing and beyond, review the title report, and follow up on the buyer's appraisal. If the appraisal needs further negotiations, I will handle that as well.

  • Escrow will set a signing appointment with you and I will review your Estimated Settlement Statement prior to your signing. Your signing is typically a few days BEFORE closing.

  • TODAY IS THE DAY!!! As soon as the deed is recorded at the courthouse you have OFFICIALLY SOLD YOUR HOME and the proceeds will be available to you!!!

    I arrange delivery of the keys to the buyer and ensure that all parties are completely satisfied.

Helpful Definitions

  • Unbiased assessment of the property’s market value, for the purpose of obtaining a loan, and performed by a licensed appraiser.

  • Fees associated with your home purchase such as loan fees, appraisal fees, title insurance and escrow fees that are paid at closing.

  • The date the property is legally transferred from seller to buyer. (usually different from the signing date)

  • Typically an offering from seller to buyer in the form of a monetary credit.

  • Certain criteria that have to be met in order to finalize the sale. Examples include securing financing with a lender, home inspection, appraisal, the sale of buyers’ current home, etc.

  • Legal document transferring title from the seller to buyer.

  • Demonstrates the buyer’s interest in the property and is generally deducted from the buyer’s total down payment and closing costs. It is usually refundable in the event a contingency in the sales contract cannot be met.

  • When a property owner violates the rights of a neighbor by building or adding on to a structure that extends onto a neighbor’s land or property line. Fences are common encroachments.

  • Any claim against a property that restricts its use or transfer, including an easement or property tax lien.

  • The neutral third party that handles the transfer of any money during the sale of a home from initial deposit to final funding and closing.

  • A report specifically designed to disclose a property’s most important information, such as the rightful owner and vesting interests in the property, details of liens, encroachments, or easements.
